I'm here for you

My number one priority is to help you find the perfect home for you and to make you feel confident about the process so it's an enjoyable experience. The best part is it is completely free to work with me as a buyer!

Understand what is most important to you in your future home.

  • Meet with you one on one to talk through the process and answer any questions or concerns you might have before we begin the search.

  • You will fill out a detailed questionnaire letting me know what's important to you: your needs, wants, and budget.

  • I will meet with you and keep in contact often to help understand your needs to send you only homes that fit your goals.

  • Help you get pre-qualified by a lender before beginning the search to find you a home that you can comfortably afford.

Home Search

  • I will update you regularly with potential properties to view.

  • Throughout the processes, your desires may change and that's okay. I will work with you to help you understand what is most important to you in a home and only show you homes that are right for you.

  • Arrange personal showings of properties you are interested in on your schedule.

  • Research the history of the building and provide any information so that you can make an informed decision.

Get Your Offer Accepted

  • I will help you make a realistic offer to purchase, and will present the offer to the seller or agent.

  • I will recommend ways you can improve your offer to get it accepted.

  • I will negotiate the sales price and contract terms.

Pre-Closing

  • Recommend and coordinate inspections and help investigate further any major items identified in the inspection reports.

  • Help arrange for mortgage financing and hazard insurance.

  • Provide property documents (deed, tax bills, survey, etc.) and title work.

  • Schedule pre-closing walk-through and any last minute adjustments to purchase.

  • Work with attorneys, lender closing agents, government agencies (building department, environmental agencies, taxing jurisdictions, etc.) prior to and at closing.

Closing and Beyond

  • I will attend the closing with you for transfer of title, possession, keys, etc.

  • I will be available after the closing to answer any questions that may come up and provide recommendations for any work that might need to be done prior to move in.

  • If anything ever comes up, don't hesitate to reach out! I'm always happy to help.

My goal is to help make your home appeal to the right buyers. We will work together to make your home as desirable as possible and I will work to make sure that your listing shows off your home and reaches as many potential buyers as we can. The end goal: SOLD!

Understand Your Unique Situation

  • Meet with you one on one to talk through the process and answer any questions or concerns you might have before we begin.

  • You will fill out a detailed questionnaire letting me know your needs, schedule, and financial goals.

  • Keep you updated regularly throughout the process.

  • Make adjustments as necessary to get your property sold.

Preparation for Listing

  • Recommend ways to improve the exterior of your property to maximize its "curb appeal."

  • Recommend interior improvements to your property to enhance its appearance, optimize its utility and suggest staging.

  • Provide professional photography of your home once it is ready to be listed.

  • Conduct a market analysis of similar properties, adjusted for your property's unique features and arrive at an aggressive but realistic sales price based on your property's attributes.

  • Work with you to develop and execute a marketing plan, including listing the property in the appropriate section of the Greater Capital Region multiple listing service (MLS), Internet web site listings, place a "For Sale" sign on the property, produce & distribute attractive property descriptions, photo-brochure, and more.

  • Review the final listing with you prior to posting for approval.

Show Off Your House

  • Schedule private showings according to your schedule.

  • Coordinate with your availability and hold Open House showings of your property.

  • Match your property with Yamin Real Estate Group's extensive list of potential buyers and/or work with cooperating agents.

Negotiate Offers

  • Handle all contract offers to purchase and present the same to you.

  • Negotiate the best sales price and contract terms on your behalf with potential buyers.
